Overview:
The Land Development Operations Administrator will work directly with our Site Development Superintendents and assist in various phases of multiple land development projects.
As the Operations Administrator, you will be responsible for coordinating permit requests, managing product & material submittals to the appropriate agencies or consultants, tracking construction plans and distribution to the project superintendents and subcontractors, distributing construction schedules to management teams, and assisting in other administrative tasks to ensure the successful execution of construction projects.
Essential Duties:
Processing submittal and maintaining the log.
Candidates must be comfortable with submitting material specifications to the agencies or consultants.
Candidates must prepare and manage a tracker for each submittal by subtrade.
Candidates must distribute the submittal response to the initiator and follow up if additional action is required.
Candidates must collaborate with the engineers and consultants in the event the submittal creates a plan change or response.
Coordination for InspectionsRequest permits as needed (Electrical, Water Meter, Etc.
)Process check requires for permits.
Deliver permits to the jobsManage all permit files.
Processing RFI's which include.
Candidates must distribute RFI's to the appropriate consultant, supplier, or vendor.
Candidates must create a tracker and provide updates during each weekly project meeting.
Candidates must collaborate with consultants if RFI causes a plan change.
Candidates must process a plan change to agencies for approval if RFI causes.
Candidates must collaborate with the subtrade, and the Land Development Purchasing Manager should plan changes that have cost impact.
Plan distribution-Approved plansCandidates must collaborate with the Project Managers for plan approval updates to share with the field superintendents.
Candidates must ensure the Delta Revisions are clearly noted on the plans and distributed to the correct trades.
Candidates must maintain the field plan inventory folder and shared drive.
Schedule updates and distributionCandidates must distribute a 3-week look ahead schedule to the development team.
Candidates must update the weekly construction schedule and distribute it to the management team.
Meeting coordinationPrepare agendas, schedule meetings, manage sign in log, take meeting notes.
Tract Acceptance/HOA TurnoverCollaborate with Site Superintendents to schedule punch list walk with agencies.
Track reinspectionCollect and submit As-Builts per the agencies format.
Request Warranty Bonds as required by some agencies.
Obtain Tract Acceptance LettersInform DRE Manager when parcels are accepted by the HOA.
Bond ReleaseCoordinate bond releases and provide them to the Risk Management department.
Education and Additional Requirements:
Requires a motivated individual who wants to learn project management and field operation and who is willing to assist in all phases.
Must possess a general knowledge of construction.
Must have strong organizational skills.
Must have strong communication skills, both written and verbal.
Must be willing to work in an office and field environment, 8 hours per day minimum, 5 days per week.
Must be well versed with Microsoft:
Teams, Word, Excel, PowerPoint, and Project.

The check will bounce and the victim is left responsible.
